VIOLATIONS

Community Standards

For information about community standards, restrictions and violations, please review the Community Guidelines.

A little extra care around our homes and yards makes a big difference in the community's appearance and property values.

Members have an obligation to maintain their homes and yards to an acceptable community standard, as outlined in our governing documents.  To uphold these standards, the management company drives through the community once a month (ten months each year) checking for lots in need of maintenance reminders.  Members may also report potential violations to Cusick for followup.

Common violations include faded or mismatched paint, excessive mildew, damaged mailboxes, and rotten siding and trim.  Yard violations most often involve dead grass, excessive weeds, overgrown or dead trees and shrubs, and lack of mulch.  Violations are also sometimes issued for city code concerns such as items blocking streets and vehicles parked on lawns.

What should I do if I get a covenant oversight reminder notice?

Oversight reminder letters go out monthly, so if you receive one, don’t panic!  Just be sure to resolve the issue or contact Cusick as soon as possible with questions, concerns or updates about planned repairs (communitysupport@cusickcompany.com).  Without communication from the owner, issues found unresolved in the next monthly drive-through may be escalated to the hearing level and result in significant penalties, including fines.  We cannot stress enough how important it is for members to address violations promptly and communicate regularly with the property manager!

USPS Informed Delivery

______________________

The Association is required to send notifications related to violations by US Mail.  It is the member's responsibility to make alternative arrangements if you will be out of town or unable to collect mail.   It is also a good idea to let Cusick know.  We encourage all members who travel or experience gaps in mail service to avail themselves of a free mail notification service called "Informed Delivery".  To learn more about USPS Informed Delivery, click here.
